The HIDI Group provided mechanical and plumbing consulting services for the $120 million Ontario Realty Corporation office space, located at 222 Jarvis Street in Toronto, Ontario. The facility includes 9-storeys above grade with 1-storey below grade and two levels of underground parking, for a total size of 455,000 ft². The existing building, which was formerly the head office of Sears Canada, is over forty years old. As a result, the service conditions were in very poor condition. A great deal of restoration work was required on the mechanical systems to bring the facility up to LEED Gold standard which required a lot of coordination with the architects WZMH and interior designers Figure3. The mechanical system features variable frequency driven (VFD) chillers, VFD pumps, VFD fans, condensing boilers, heat recovery ventilation units, carbon dioxide monitoring and demand ventilation, a storm water harvesting cistern, grey water for flushing of toilets and urinals and a storm water filtration system to purify waste water before it goes to the sewer. This project at the time was considered one of the largest green building retrofits in North Amercia. It features a green roof, photovoltaic solar rooftop panels, and wireless infrastructure which were in addition to its large scale mechanical and plumbing system upgrade.
